Position Title: Property Manager

Reports To: Owner

Property Summary: Located in Blackstone, Virginia, Patriot Square will offer 82 furnished executive apartments to serve State Department trainees and employees at the new Foreign Affairs Service Training Center (FASTC). Patriot Square will consist of 6 buildings for lodging. There will be 2 three-story buildings, each with 27 furnished one-bedroom apartments. Every apartment will have a separate bedroom, bathroom, living room, and fully equipped kitchen. Weekly housekeeping will be offered. The first building is expected to open in July 2022. Each building will have a lounge area on the first floor with a convenience room on an upper floor with a vending area and also washers and dryers. The multi-purpose lounge area on the first floor will handle catered meals, meetings, and social gatherings. Patios will add outdoor space. There will also be 28 two-bedroom townhouses available for short-term rental. Shuttle service will be available for service to Downtown Main Street by Patriot Square during the evening hours.

 

Essential Duties and Responsibilities

The following represents a list of essential duties and responsibilities; other duties may be assigned as required.

  • Smile, have fun and be energetic!
  • The Property Manager will be solely responsible for operation of Patriot Square.
  • Facilitate communications between guests, staff associates, ownership, and key vendors.
  • Approach all interactions with guests and employees in an attentive, friendly, courteous, and service-oriented manner.
  • Address and resolve guest complaints.
  • Maintain a presence in the public areas during peak times, greeting guests and offering assistance as needed.
  • Provide hands-on leadership to ensure that revenue is maximized while expenses are effectively controlled.
  • Interface with third-party booking agent to handle reservations and room assignments at Patriot Square for FASTC training sessions.
  • Communicate directly with guests.
  • Coordinate and ensure uninterrupted van shuttle service for daily transportation requirements related to the FASTC contract and property needs.
  • Ensure all work shifts are covered and guest requests are promptly responded to.
  • Ensure the cleanliness and maintenance of the physical property through inspections upon guest check-out and preventive maintenance programs.
  • Maintain an inspection log. Complete work orders and follow through with housekeeping service provider and property maintenance service for additional work as needed.
  • Maintain contracts for maintenance, trash removal, landscaping, housekeeping, transportation, and other ongoing services.
  • Interview all prospective candidates for any vacant property positions or outside third-party vendor contracts.
  • Regularly handle required administrative tasks.
  • Maintain compliance with of all health and life safety standards, including state, federal, and local regulations.
  • This role will require availability on nights, weekends, and holidays.
  • Assist with other projects and tasks requested by management/ownership.

 

Compensation:

This position will offer a very competitive compensation package. A starting salary of up to $25,000 per year with two weeks of paid time off. A 25-hour work week on-site is initially expected during the first phase. Pay increases will be offered as additional units are developed.

Additionally, the property manager will be offered on-site housing as part of his/her compensation package to reside in during the term of employment.
